For most commercial properties, an Electrical Installation Condition Report (EICR) is typically recommended every five years.
However, the frequency can vary depending on the type of property, its use, and the condition of the electrical installation. For example, industrial properties might require inspections more frequently, potentially every three years.
The general recommendation for most commercial properties, such as offices, shops, and restaurants, should have an EICR every five years.
For industrial properties, due to the higher risk involved, industrial properties might need EICRs every three years, or even more frequently if the installation is old or has a history of issues.
The frequency can also be influenced by the specific type of electrical installation, its usage, and the environment it’s in. If you’re unsure, one of our qualified electricians can assess the specific risks of the installation and recommend the appropriate frequency for you.
For reference, an EICR should be conducted whenever there is a change of tenancy, regardless of the recommended interval.
The frequency of commercial PAT (Portable Appliance Testing) / EET (Electrical Equipment Testing) depends on the type of equipment, the environment where it’s used, and the level of risk involved.
General Guidelines
Offices and shops:
Class 1 equipment (e.g. fridges / toasters) should be tested every 48 months, while moveable equipment (e.g. extension leads) can be tested every 24 months, and handheld equipment every 12 months.
Construction sites:
All 100V equipment should be tested every 3 months due to the increased risk environment.
Industrial settings:
Portable and handheld equipment should be tested every 6 months, while stationary and IT equipment can be tested every 12 months.
Public use:
Class 2 moveable, portable, and handheld equipment should be tested annually, and Class 1 equipment every 6 months.
Schools:
Class 1 equipment should be tested annually, and Class 2 equipment every 2 years.
Class 1 (earthed) equipment generally requires more frequent testing than Class 2 (double-insulated) equipment.
High-risk environments, such as construction sites or industrial settings, require more frequent testing.
Equipment used frequently or handled by the public should be tested more often.

Emergency lighting should be tested monthly with a short functional test and annually with a full-duration test.
The monthly test is a quick ‘flick’ test to ensure the lights switch on. The annual test verifies that the lights stay illuminated for the required duration, usually 3 hours, and checks the batteries and control gear.
Whether or not to replace your business’s consumer board depends on its age, condition, and whether it meets current safety standards.
If the board is older than 10-20 years, is visibly damaged, or has recurrent tripping issues, it may need replacement.
